According to the current progress of the seller's efforts and his presentation in November 2024 of a Residential Redevelopment Project for the site aiming for nearly 30 units, he building being cited in the heritage site of Old Longueuil, such project would be subject to modifications and conditions, namely the demolition of the centenial house at 15 rue Charlotte (uninhabitable, irrecoverable) this conditionally on the reconstruction of a house of identical looking house at the corner of Charlotte and Bord-de-l'eau O, thus clearing the site for a Redevelopment Project.

The steps, plans and characteristics of a Residential Redevelopment Project remain to be determined and completed with the municipality. The municipality is currently reviewing the urban planning regulations on its territory, which for this sector differ from the project planned by the seller (under discussions).

Whether it is in relation to the house at 15 rue Charlotte and/or the residential redevelopment project envisaged by the seller and/or which would be modified by the buyer resulting therefrom, it is understood that all other steps, studies, reports, plans, specifications, perspectives, inspections, permit applications and additional documents must be part of the buyer's due diligence checks, including those with the municipality and other competent authorities, and consequently, all will be entirely his responsibility and at his own expense, to the complete exoneration of the seller and his representatives. The site is sold as is.
