The lease concluded between the tenant and the owner will have a term varying from 1 to 5 years. A security deposit equivalent to two months' rent will be required by the owner, and will be returned at the end of the lease.

A personal guarantee from the company administrator may be required if the tenant is an incorporated or registered business.

The monthly rent will increase according to inflation as calculated by Statistics Canada or by a minimum of 2% per year, including the year of renewal.

The businesses and offices currently in place have agreed to an exclusivity agreement for the entire term of their respective leases.

The deposit of the first month's rent is required upon acceptance of the promise to lease, and within 5 days of said acceptance. This amount will be given to the listing broker and deposited in trust with Remax 2000. It will be transferred to the owner within 5 days of signing the lease.
