Pre-Lease Conditions
The lease is conditional upon the full satisfaction of the landlord based on the following reports:
1. Employment Verification: A letter of employment (including salary, position, start
date, and employment status) along with the most recent pay stub showing
cumulative earnings to date.
2. Credit & Rental History Check: A credit report (Equifax or TransUnion at the
tenant's expense) and a CORPIQ report.
3. Reference Check: Clause 9.2 of this Promise to Lease applies (tenant consents to verifying payment history and provides references from previous landlords).
Upon Offer Acceptance (Next Steps):
4. Insurance: Proof of civil liability insurance ($2M coverage) for the entire lease term.
5. Utility Transfer: Confirmation letter from Hydro-Québec confirming account transfer.
6. Move-In/Move-Out Rules & Fees: Tenant is responsible for adhering to all syndicate regulations and covering any applicable fees.
7. Rent Payments: Tenant agrees to provide post-dated checks for the full lease term or commit to e-transfers on the 1st of each month.
