Land in a flood zone. Never since the acquisition in 1987 has the main building had water coming from the river. Since the acquisition, the water has only risen on the lower part of the back of the land once in 2017 and this, approximately 35 feet from the pool. Occasionally, during very heavy rain, water will accumulate at the bottom of the land over an area of approximately 20 feet by 20 feet. At the water's edge, sea debris (grass for example) accumulates from time to time over a width of 5 to 10 feet.
