Land in a flood zone. Never since the acquisition in 1987 has the main building had water coming from the river. Occasionally, during very heavy rain, water will accumulate at the bottom of the land over an area of approximately 20 feet by 20 feet. At the water's edge, sea debris (grass for example) accumulates from time to time over a width of 5 to 10 feet.
