Better than a 4plex with units in the basement(no risk of floods in the units) or that are sharing common entrances (trouble of maintaining it to everyone's liking)..2 buildings on the same lot offering 2 X 5 1/2 in one building and 2 X 3 1/2 in another..each and all has its own private entrance to their unit..they are all sharing an interior courtyard which also serves as parking or a rest area where it is grassy..common shed..elastomer roofs and shingles on balconies..windows in good condition..each has its own washer/dryer entrance..The basements(crawl spaces) were insulated with urethane with polythene on the ground..excellent investment.
