Legal assistance to reach an amicable settlement

Under this component, you can benefit from up to 3 hours of legal support in the event of a dispute arising from your real estate transaction or as a result of occupying your property, valued between $5,000 and $75,000. Coverage takes effect upon signature of the deed of sale and remains in effect for eighteen (18) months*.


In the event of a dispute, such as the discovery of a latent defect, a neighbourhood disturbance or a servitude problem, you can benefit from the assistance of a lawyer who is a member of the Barreau du Québec, in an attempt to settle the dispute amicably. By videoconference or telephone, this professional will be able to:


  • analyze documents relevant to the case (transaction forms, expert reports, e-mails, etc.)
  • draft the notice of denunciation, the formal notice, a reply and/or a quittance, if applicable;
  • exchange and negotiate in writing or by telephone with third parties.


*The coverage in effect during the eighteen months following the signing of the deed of sale is applicable to promises to transactions for which all conditions of the promise to purchase have been waived after October 1, 2024. For promises to purchase for which all conditions have been exercised before this date, coverage is not applicable.

Henri's story*

Retired Henri has recently sold the property he occupied with his late wife for almost 50 years. A few months after signing the deed of sale, he receives a letter from the buyers alleging that they have discovered hidden defects in the property.


Distraught, Henri fears the long and costly legal process ahead. He wants to enjoy his retirement without worries, and use the proceeds from the sale to spend quality time in his new retirement home. He wants to settle this dispute without having to go through the legal process, but he doesn't know how to go about it.

Henri's children remind him that he is covered by the Tranquilli-T RE/MAX program. Henri is so relieved when he contacts the legal assistance department to try to reach an amicable agreement, since a lawyer has offered to answer the buyers' letter on his behalf and to negotiate with them in an attempt to find a compromise acceptable to both parties.

Eligibility Requirements


The program covers residential real estate transactions made through a participating RE/MAX broker in the province of Quebec. Some properties and types of transaction are not eligible for the program.


A certificate of protection will be sent to you as soon as all the conditions of the promise to purchase have been fulfilled, with the exception of the signing of the deed of sale.


This protection is offered to you at no extra charge.

The Legal Assistance Service for Settlements is provided by experienced lawyers who are members of the Quebec Bar. 

Yes, as part of this service, the analysis of documents in the file, the drafting of a notice of termination, a demand letter or a release, or written and/or telephone negotiations with third parties are all part of the service offered to you. 

No, the Legal Assistance Service for Settlements is devoted exclusively to disputes arising from real estate transactions or property occupancy. 

Yes, in addition to speaking to you by telephone, the lawyer will be able to meet with you by videoconference.
